Which type of flat roof is best for you?
There is many different types of flat roofing and choosing the best one really depends on your application, location and budget. Our team are on hand to help with any questions that you may have regarding felt & flat roof repairs or replacement.
Main Roof Structural Deck (Underneath the System you choose)
The structural deck is what forms the standard structure for your flat roof. We would always advise to go for a solid material that will not be effected by sagging, weight loading from snow etc.
Go for – marine plywood, OSB, timber board or oriented strand board
Avoid – Avoid chipboard
Once you have a solid foundation for the roofing system to go on you can then choose the type of system which best suits your need.
Reinforced Bitumen Membranes (RBMs)
This system is two or three layers of waterproof material (typically felt). One of the layers would be an underlay usually 2mm which would be rolled out and then torched on by a gas bottle and torch. The way the system works is the bitumen that is attached to the back of the material heats up and bonds onto the structural deck. The material is overlapped so there is a watershed and then a top layer which would be called a cap sheet would then be placed on the top.
There is many different colours to the system but the most common is green and grey.
We can help and advise which system is required for your application.
EDPM (Ethylene Propylene Diene Monomer)
Over time the felt systems will start to break down (18-20 years) That’s why companies have brought out something called EPDM, Its a extremely durable synthetic rubber roofing membrane. Its much smoother and will have a life expectancy of 40-50 years.
Glass Reinforced Plastic (GRP)
GRP roofs are a strong material that you would typically find used in other industries such as the hull of boats. The life expectancy for a GRP Flat roof would be 40-50 years. The colour options are limited to grey and it would be similar in system to a lead roof. There is a downside to GRP roofs though, It’s pretty inflexible so it has to be used on can only straight surface where there is no movement.
Lead roofs are generally a thing of the past on new installations, but there is many flat roofs out there that have existing lead roofs and they need maintained and repairs (typically these are churches) Very expensive, long lasting but after a period of time may end up porous or pitted and will begin to leak.
